LoanTrail Mortgage Tracker is a private iOS app for homeowners who want clarity on loan paydown, equity over time, and payoff outlook—not a lender portal. Log payments you make, customize your dashboard charts, and celebrate progress you choose to share. No bank login and no lender sync.
Six dashboard charts
The dashboard shows three chart types at a time in a segmented control. Tap the pencil icon to customize which three appear, or open Details for a larger chart and a 2×3 grid to browse all six. Charts use payments you log, loan setup, and (for wealth views) manual home value history you enter—not live lender data.

| Schedule vs. actual | Your logged balance path compared to the original amortization schedule—see if you are ahead of the original payoff path. Works before your first payment is logged. |
| Equity over time | Indicative equity at each milestone date from home value history and logged balance. |
| Value vs. debt | Estimated home value and remaining loan balance on the same timeline, with shaded equity between them. |
| LTV | Loan-to-value percentage over time (capped at 100% on the chart when underwater, with a neutral note). |
| P & I paid | Cumulative principal (including extra principal) and interest paid since loan inception. |
| Monthly breakdown | Stacked totals per calendar month: principal, extra principal, interest, escrow, property taxes, and optional late fees when you enter them. |
Default dashboard slots: Schedule vs. actual · Value vs. debt · LTV. Scrub any chart to inspect a date; swap slots anytime to feature Equity, P & I paid, or Monthly breakdown on your home screen.
What you can do
- Set up your mortgage with wheel date pickers for loan start and first payment date, loan term presets, and a review summary before save.
- Log monthly payments quickly, including principal-only entries, escrow and tax portions, and optional late fees from statements.
- See Next log date on the dashboard—including before your first payment is logged.
- Use payment history catch-up for mortgages older than one year with little logged history (draft past payments, review by year, apply when ready).
- Track fixed-rate and adjustable-rate (ARM) loans—define rate periods when your P&I changes and log amounts from your statements.
- Enter manual home value history for equity, value vs. debt, and LTV charts (dated estimates you control—not automatic online history sync).
- View payoff outlook, months saved vs. the original schedule, and Explore Payoff what-if scenarios.
- Track multiple properties with the home switcher when you have two or more mortgages.
- Follow a Getting started checklist after demo or first setup; try demo mode with sample data first.
- Share a payoff win image with privacy toggles; optional milestone celebrations in Settings.
- Back up and restore full app data when you replace your iPhone.
- Get a gentle in-app reminder when your expected monthly log date has passed (no push notifications required in v1).
Private by design
Your mortgage ledger stays on your device unless you export an app backup, email support, or choose to share a celebration card. LoanTrail does not require an account and does not connect to your bank or servicer.

Charts and payoff dates are estimates from your logged payments and loan setup—they are not official lender payoff quotes or appraisals.
